Stage 2 Analysis User Guide
An automated workflow for researching a property and completing its Stage 2 fields in Master Suite.
Purpose
Stage 2 Analysis automates property research and produces the preliminary values needed to complete Stage 2 in Master Suite. Review each result, confirm or correct the property configuration, and enter the approved values into Master Suite.
Quick workflow
| 1 | Enter the property address and start the analysis. |
| 2 | Confirm or correct the property configuration. |
| 3 | Review the preliminary ARV. |
| 4 | Review the preliminary construction grade. |
| 5 | Review the intangible and additional findings. |
| 6 | Generate a PDF, or generate the PDF and email it. |
Quick navigation
Start a New Analysis
Enter the property information used to begin the Stage 2 research.
- Enter the complete property address. This is the only required field.
- Ownership or acquisition type and an ACT DataScout screenshot are optional.
- Select Run Stage 2 Analysis. Keep the browser tab open while research runs.
Watch Research Progress
The research indicator shows that the system is working even when the analysis takes several minutes.
- The phase description changes as research moves through property facts, ARV, construction, and intangible grading.
- The elapsed timer starts at 0:00 for each research operation.
- Do not refresh or close the tab while the indicator is running.
Confirm Property Configuration
Compare the AI findings with Master Suite or other trusted property information.
- Review every Confirmed Value field and correct any inaccurate value.
- A Conflict label means public sources disagree. Use Master Suite as the authoritative record.
- Select Continue. If you changed a value, the tool recalculates ARV and displays a new timer. If nothing changed, it opens the saved ARV immediately.
Review Preliminary ARV
Use this page as a pre-walk screening range, not as a final appraisal or offer recommendation.
- Review the low and high ARV per square foot and the corresponding totals.
- Enter these values in Master Suite.
- The ARV Ceiling normally equals the High ARV total. The tool may recommend a lower ceiling and explain why; you may also lower it in Master Suite when known neighborhood evidence supports the change.
- Note the confidence level before continuing.
Construction Grade
Review the suggested preliminary construction entries and the brief evidence supporting them.
- Check each suggested entry, confidence level, and reason.
- Select a thumbnail to view its source image when available.
- Use Add photos or screenshots when additional property evidence is available.
- The preliminary total appears at the bottom of the page.
- Enter these values in Master Suite.
Review Intangible Grading
Review each market-related recommendation before transferring information into Master Suite.
- Each field is graded Positive, Neutral, Negative, or Unknown.
- Use the reason and confidence level to judge how much weight to place on the recommendation.
- These are research-supported starting points and may be revised after the property walk.
- Enter these values in Master Suite.
Complete Additional Steps and Deliver the Report
Review the final research fields, select recipients if needed, and choose the appropriate report action.
- Best practice: Generate the PDF first and review it. After the report is correct and approved, use Generate PDF and Email to send it.
- Generate PDF saves a PDF to Drive for review and does not send email.
- Generate PDF and Email saves the PDF and sends it to the selected Wanderlust recipients and any valid optional address.
- Use Open PDF to review the saved report and View full photos to open the full-resolution photo folder.
- The Saved to Drive message confirms that the analysis record was stored automatically.
- Enter these values in Master Suite.
Open a Previous Analysis
Use Open Previous to resume or review a saved Stage 2 analysis from any authorized device with authorized access.
- Select Open Previous from the header or the Start Analysis screen.
- Choose the property using its address, saved date and time, and ARV range.
- The tool opens Confirm Property Configuration. Continue without editing to view the saved ARV immediately.
- If you change a configuration value, the tool reruns the ARV research and automatically saves the revision.
Automatic Saving and Good Practice
Stage 2 Analysis automatically saves meaningful workflow checkpoints to Google Drive. The green Saved to Drive message confirms the latest successful save.
- Wait for the Saved to Drive confirmation before closing the tab.
- Use New Analysis only when beginning a different property. Completed records remain available through Open Previous.
- Use Generate PDF for review. Use Generate PDF and Email only when the report is ready to send.
- Treat all Stage 2 values as preliminary screening information. Final valuation and offer construction belong in the later property-review process.
- If the service is unavailable, stop and notify the Wanderlust system administrator rather than repeatedly submitting the same property.
Access and support
The tool is protected by Wanderlust access controls. Only approved users should open or share Stage 2 records, reports, and property photographs.
Recommended delivery sequence: Generate the PDF, review it, confirm that the report is correct and approved, and then use Generate PDF and Email.
