How to register a property, complete the field scorecard, protect saved work, review the results, and create the MasterMind.

Quick Workflow

  1. Start a New Walk and enter the complete property information.
  2. Register the property and wait for the Property ID confirmation.
  3. Open the Property Walk Recorder only after registration succeeds.
  4. Complete Impression, Exterior, Rooms, Systems, and Allowances.
  5. Confirm that the latest progress is saved to Google Drive.
  6. Review the Scorecard and correct missing or duplicate entries.
  7. Create the MasterMind only after the final review is complete.

Quick Navigation

01 Start and Register the Property

  1. Open the Property Walk Scorecard and select New Walk.
  2. Enter the complete property address, published square footage, house type, walk date, and evaluator.
  3. Select Register Property & Continue.
  4. Wait for the green Registered confirmation and the Property ID beginning with WP.
  5. Open the Property Walk Recorder only after the Scorecard confirms that the property is registered.
If registration fails: Remain on Property Information, confirm the connection, and retry registration. Do not create a second New Walk for the same address.

02 Complete the Scorecard in Order

Use the seven-section menu and the Continue button to work through the property. You may return to any section to correct an entry. Use Save Progress before a long interruption or before leaving the property.

Initial Impression

  • Rate curb appeal, parking, yard, and neighbors as Positive, Neutral, or Negative.
  • Use First-impression notes for observations that do not fit the four ratings.
  • Use the Speak button when narration is faster than typing.

Complete every rating and use the notes field for property-specific context.

Exterior

  • Record roof scope, gutters, fascia, siding, soffit, power washing, paint, shutters, and exterior doors.
  • Use the plus and minus controls for quantities.
  • Use Exterior notes for visible scope or conditions that need explanation.

The selected buttons turn dark green. Confirm every quantity before continuing.

03 Enter Every Room Independently

  1. Select one room button at a time. Switching rooms saves the current room before opening the next one.
  2. Enter length and width for every actual room and confirm the calculated square footage.
  3. Record closet type, ceiling scope, wall scope, flooring, doors, moulding, windows, fixtures, and room notes.
  4. Use 0%, 10%, 25%, 50%, or 100% for partial-scope selections.
  5. Enter each room's total windows only once.
  6. For kitchens, verify cabinet, countertop, backsplash, handle, appliance, and faucet quantities.
  7. For bathrooms, verify vanity, faucets, tub, surround, tile, toilet, mirrors, and accessory quantities.
  8. Do not duplicate a room name. Rename or remove the existing room instead.
Room-save rule: Finish the visible room before selecting another room button. Each room has its own saved record, and the selected room name is highlighted in dark green.

Room buttons appear across the top. Only the selected room is open, which reduces scrolling and protects each room's independent data.Select the image to inspect all room fields

04 Complete Systems and Special Allowances

Systems

  • Select the HVAC scope and record the water-heater and 200-amp-service answers.
  • Enter general landscape, electrical, and plumbing allowances.
  • Use Systems notes for mechanical or service observations that need explanation.

Systems records the principal mechanical scope and general trade allowances.

Special Allowances

  • Use Special Allowances for recognized work not covered by a standard MasterMind category.
  • Give the task a clear name, enter the allowance amount, and describe the scope and assumptions.
  • Add another allowance only when it represents a separate item of work.

Examples include structural repair, foundation work, deck replacement, or another exceptional scope item.

05 Save Progress and Recover Work Safely

The Scorecard saves each walk separately on the device and, after registration, checkpoints it to Google Drive. Watch the message in the header.

  • Saved to Google Drive: The latest confirmed checkpoint is safely stored in Drive.
  • Saving to Google Drive: Keep the tab open until the save finishes.
  • Drive sync pending: The device copy is safe, but Drive has not confirmed the latest changes.
  • Offline โ€” Drive sync pending: Continue the walk. The device copy remains saved and will retry after reconnection.
  • Drive save failed โ€” device copy is safe: Restore the connection and select Save Progress again before closing the app.
  • Drive version conflict: Do not overwrite either copy. Use Open Existing and review the device-versus-Drive choices.

Open Existing Safely

  • Select Open Existing and choose the property by address and Property ID.
  • If the device and Drive copies match, the saved walk opens normally.
  • If they differ, the Scorecard does not replace either copy automatically.
  • Continue the device copy when it contains the current field work.
  • Download the device recovery JSON before opening Drive when an extra backup is needed.
  • Archive the device copy and open the Drive copy only when that replacement is intentional.
If the browser closes: Reopen the Scorecard in the same browser and use Open Existing. Do not select New Walk for the same address, and do not clear browser site data.

06 Review and Create the MasterMind

  1. Open Review and select Review Scorecard.
  2. Read the required-answer warning and use Edit Section to correct every missing item.
  3. Confirm that no room name appears twice and that measured square footage is reasonable beside published square footage.
  4. Recheck kitchen quantities, bathroom selections, window counts, calculated categories, and Special Allowances.
  5. Confirm that the header says Saved to Google Drive and the Property ID remains registered.
  6. Check the final review confirmation box.
  7. Select Create Test MasterMind and keep the tab open until completion is confirmed.
If submission stops: Do not create another walk or clear browser data. Confirm the connection, select Save Progress, and retry only after the latest Drive save is confirmed. If the error remains, capture the complete message for the system administrator.
