Property Walk Recorder Quick Reference Guide

The field-ready checklist for consistently narrating and photographing a Stage 3 property walkthrough.

Quick Reference

  • START: Full address, date, and “starting with the front approach and exterior.”
  • MOVE: “Now reviewing…” or “Now entering…” plus a clear, ordinary current-use area name.
  • DESCRIBE: Orientation, floor, ceiling/walls, openings, fixtures, scope, uncertainty.
  • PHOTOGRAPH: Overview, opposite view if useful, then condition details. For mechanicals, capture the full unit and its data label.
  • FLAG: “Evidence gap…” plus who should resolve it.
  • CORRECT: “Correction…” or “Resolution… supersedes my earlier concern.”
  • INTERRUPTION: Pause the area, name the temporary location, then re-enter the original area.
  • CLOSE: Summarize open, resolved, and optional items; state the full address again.
Operating Standard: More reviewable reconciliation items are preferable to silent omissions. Narrators should flag material uncertainty freely; the contractor will confirm, add to notes, update the MasterMind, or disregard it during reconciliation.
